Arana Hills was laid out in the 1970s and the streets still follow the contour, so they run up, over and down rather than flat. Most houses are original or lightly renovated, and so are most of the walls holding their yards up. Treated pine sleepers behind steel posts, or besser block laid on a thin footing, built when the house was built and largely untouched since. Fifty years is a long run for a timber wall. The ones still standing in 4054 are the ones that happened to drain well.
We connect you with experienced, insured local builders who work Arana Hills and know what tends to be sitting behind these older walls.
What goes first on a wall this age
Timber rarely fails in the middle of a sleeper. It fails at the ground line, where the post or the bottom board stays damp, and it fails behind, where fifty years of silt has filled whatever gravel was originally put in. A wall can look sound from the lawn and be almost entirely gone at the back.
Besser block walls from the same era fail differently. They were often laid with little or no steel and no weep holes, so they crack in a stair-step pattern and lean as a single slab. If you can see a gap opening at one end, that is structural, not cosmetic. Our leaning or collapsed wall page covers what to look for.
Replace like for like, or upgrade
Low garden terracing away from the house can sensibly go back as timber retaining walls, which is the cheapest way to hold a small bank and keeps the look of the street. Anything holding a driveway, a path or the ground under a structure is usually better rebuilt in concrete sleeper walls, because steel posts set in deep concrete piers deal with the clay here far better than timber posts ever did.
Whichever material goes in, the part that decides how long it lasts is the gravel, fabric and ag-pipe behind it. See retaining wall drainage for why.
Steep streets and access
Arana Hills blocks are often narrow at the front and fall away hard at the back, with the old wall sitting behind a fence, a carport or a mature garden. That usually means barrowing rather than machine work, and it is the single biggest reason two quotes for the same length of wall can look nothing alike. Ask any builder to say plainly how they plan to get material in and spoil out.
Frequently asked questions
Can an old timber wall just be patched?
Sometimes. If the posts are sound and only a few boards have gone, boards can be swapped. If the posts have rotted at ground line, patching the visible timber buys a season or two at best. A builder can tell by probing the posts.
Do I need approval to replace the wall I already have?
Councils and the QBCC set height and engineering thresholds for retaining walls in Queensland, and the builders we work with confirm what your wall needs before quoting. Rules vary by site, so check with City of Moreton Bay before work starts.
How much should I budget?
It depends far more on height, access and drainage than on the material. Read the retaining wall cost guide before you compare numbers.
