Caboolture is a regional town that kept its old centre while estates kept arriving around the edges, and you can read that history off the retaining walls. Near the old heart there are Queenslanders on timber stumps with the ground falling away underneath them. A ring further out it is 1970s and 1980s brick on cut-and-fill pads. Further out again, on the fringes, there are benched estate lots with developer walls barely a decade old. The Caboolture River runs through all of it and sets the water table on the low side of town.
We connect you with experienced, insured local builders who work across the whole of 4510 and know which era they are dealing with.
Under the old houses
The classic job on the older stock is levelling and holding ground under or beside a high-set house. Owners want to close in underneath, park a car there or make a usable courtyard, and that means retaining the cut along a stump line. These are fiddly jobs. Access is tight, the structure above is already standing on the ground you are about to excavate, and the work needs engineering input rather than enthusiasm. It is also where a post-and-panel system in concrete sleeper walls or a reinforced block retaining walls design usually beats timber.
Walls from the brick era
The 1970s and 1980s cut-and-fill blocks tend to have besser or timber walls of a similar age, and a similar set of problems: no drainage layer, little or no reinforcement, and five decades of silt. Stair-step cracking in block work or a lean that has grown over a couple of wet seasons is structural. Start with leaning or collapsed wall and get it assessed before the next storm season.
Near the river
On the low ground the water table is high and soil stays wet, which is hard on any wall. Generous aggregate, geotextile fabric and an ag-pipe with a real outlet do more for the life of a wall here than any upgrade in material. See retaining wall drainage.
Frequently asked questions
Can I retain under my high-set house?
Often, with an engineered design. It affects the footing conditions of the house above, so it is not a job to improvise. A builder will usually want an engineer involved from the start.
Does an old wall have to come out entirely?
Not always. If posts are sound, retaining wall repairs can be a genuine option. If the posts have gone at ground line, replacement is the honest answer.
What approvals apply?
Councils and the QBCC set height and engineering thresholds for retaining walls in Queensland, and the builders we work with confirm what your wall needs before quoting. Check with City of Moreton Bay before work starts.
